Privacy Policy

We only collect information you choose to enter. What that includes depends on which part of the site you use.

• Contact form. Your first and last name, phone number, email address, your city if you provide it, the service you select, and anything you write in the message box.
• Home equity calculator on our calculators page. The figures you enter are used in your browser to show an estimate. They reach us only if you complete the request form on that page, in which case we receive your name, phone number, email address and a summary of the figures you entered.
• Home Equity Options Tool.The questions are answered and the preliminary result is calculated in your browser. Nothing is sent to us at that stage. If you then request a full equity options review, we receive the answers you gave — the property's postal code and city, your estimate of its value, the amount owing against it, the amount you would like to access, and the homeowner ages — together with your first and last name, email address and phone number. If you do not request a review, nothing you entered reaches us.

We do not ask for your Social Insurance Number, banking details or credit information anywhere on this website. Please do not send them to us through it.

This website does not set cookies, and no web analytics or advertising tracking is enabled on it. We do not use advertising pixels and we do not build profiles of visitors.

If we introduce analytics in future, we will update this policy to describe what is collected, before or at the same time as it is enabled.

The pages of this website are served from our own address. Based on our review of the site, its pages do not embed fonts, scripts, videos, maps or other components hosted by other companies, so simply reading a page here does not transmit your visit to a third party.

The site does contain ordinary links to other websites — for example to our reviews or to regulators. Following one of those links takes you to that company's website, where their own policies apply.

Our hosting provider keeps standard server logs — including the IP address a request came from, the time, the page requested and the browser identifier your device sends — for security and reliability. We do not use those logs to identify you or to build a profile of you, and we do not copy them into our own records.

We do not use device fingerprinting, and we do not attach an IP address or a browser identifier to an enquiry you send us.

• To prepare and discuss the review or estimate you asked for.
• To contact you about your enquiry.
• To consider which mortgage or home-equity strategies may suit your circumstances.
• To meet the obligations that apply to a licensed mortgage agent and brokerage.

We do not sell your information and we do not share it for advertising. The estimates on this website are arithmetic performed on figures you entered — they are not decisions about you, and a person reviews every enquiry.

We collect and use your information with your consent, which you give by submitting a form on this website. You can withdraw your consent at any time by contacting us using the details in section 12. If you withdraw it, we will stop contacting you about your enquiry, although we may still need to keep a record of it for the reasons described in section 9.

We use a small number of service providers to operate this website and to receive what you send us. They may process your information only in order to provide their service to us.

• Vercel — website hosting. Requests to this site are processed on servers in the United States.
• Resend — email delivery, sent through Amazon Web Services infrastructure in the United States. This is how form submissions reach us.
• Supabase — the database that stores Home Equity Options Tool review requests. This database is located in Canada.

We also share information with Mortgage Scout Inc - DLC, the licensed brokerage through which Eric Lamy conducts all regulated mortgage activity.

If you decide to proceed with an application, we will share the information needed to do so with the relevant lender or lenders. That happens only as part of an application you have asked us to make. We do not send your information to lenders because you used a tool on this website.

We may also disclose information where the law requires it, or to a regulator exercising its authority.

Our hosting and email providers operate from the United States, so information you send through this website is processed there on its way to us. While information is in another country it may be accessible to that country's courts, law enforcement and national security authorities under that country's laws.

Review requests submitted through the Home Equity Options Tool are stored in a database located in Canada. Enquiries sent through the contact form and the reverse mortgage calculators are delivered to us by email and are not stored in that database.

If you would prefer not to send information through this website, you are welcome to telephone us instead.

We retain personal information only for as long as reasonably necessary for the purposes for which it was collected, and as required to meet applicable legal, regulatory and record-keeping obligations.

An enquiry made through this website is not the same thing as a mortgage file. Where an enquiry does not proceed, it is kept for a shorter period than the records our brokerage is obliged to retain in relation to transactions it completes.

Information you send through this website travels over an encrypted connection. Stored review requests are held in a database that cannot be reached from a web browser: it accepts data only from our own server, and it has no public access of any kind. Access to the enquiries we receive is limited to Eric Lamy.

No method of transmission or storage is completely secure, and we cannot guarantee absolute security.

You can ask us to:

• tell you what personal information we hold about you;
• correct anything that is inaccurate or out of date;
• delete your information, where we are not required to keep it;
• stop contacting you, or withdraw a consent you gave earlier.

Please make your request using the contact details in section 12. We may need to confirm your identity before acting on it, and we will respond within a reasonable time. If you are not satisfied with our response, you may contact the Office of the Privacy Commissioner of Canada.

This website is intended for adults considering mortgage and home-equity options. We do not knowingly collect information from children.

We may update this policy as the website changes. The date at the top of this page shows when it was last revised, and material changes will be described here rather than made silently.
